Communicate and Avoid Surprises
The reality of the typical home purchase process flow is that you search and find a property, often on the web, then contact a real estate agent who then tells you to get pre-approved for a mortgage. You'd contact a Lender who conducts an interview, gathers your financial information, hopefully performs some level of verification, and provides an approval letter of some sort. The approval is based on the assumptions about sales price, your financial means, the type of property, and other terms, timing and real estate sales contract conditions you portray at your initial meeting with the Lender.
What inevitably happens is that your final sales price etc., etc., may vary from the original assumptions which were the basis for your loan approval. In some cases the change has no impact. In most cases the Lender can still close your loan on time, more or less as planned. Too often, the rules of the game have changed so much that a new closing strategy must be developed.
A good Loan Officer will work with you, at the time of pre-approval, to develop a strategy that matches your goals with the best mortgage product. When you finally negotiate a purchase contract the Lender is compelled to get you to the closing table regardless of the terms and conditions. But, getting you there may compromise your opportunity to get the best mortgage program.
The point is; it is in your best interest to make sure you, your REALTOR, and your Loan Officer are communicating effectively so there are no surprises. That is one of the main benefits of working with Revolution Real Estate Services. Our unique perspective toward the real estate sales process focuses on both property marketing and financing. Because we often function in the dual capacity of real estate agent and mortgage lender or at least influence your selection of each professional, we are in a better position to ensure proactive communication between the parties. This leads to such a positive experience that you'll be a raving fan referring all your friends.
